When is the best time to buy a home?

One of the trickiest factors when buying a home is choosing the right time to make the purchase. Whether you’re a first-timer or a seasoned home buyer, this is a crucial question.

Here are three ways to decide when to buy a home, based on buyers’ most common considerations and priorities:

  1. Price – When you want to get the best deal

Every home buyer’s goal is to get a great home at a good price. For this to happen, you should dig through the housing market when competition is low. With less demand for the properties, sellers can be more amenable to negotiating a price that favors you.

    When to buy: Winter
If you are looking for the best deal for a home – one that will get you the most house for every dollar – do your home shopping during winter.

Consider the Christmas season, when everyone is mostly preoccupied with vacations and family celebrations. Competition will not be a problem. You could even catch your seller riding the high of yuletide cheer – making them more open to agreeing to a lower selling price.

  2. Inventory – When you want to have a large selection of options

If your goal is to find the perfect home, you’ll want to have plenty of options. This is why it’s important to shop at a time when the most houses are on the market. With a selection of multiple listings that cover a wide variety of property types and styles, you’ll have greater chances to find an option that ticks every box on your list of essential features, as well as your wish list.

    When to buy: Spring
Sellers put their properties on the market during spring, as the bright and fresh colors of the season help create an appealing backdrop for homes. The end of the cold winter months also makes it a more ideal time for open houses and private viewings. Jump into the market at this time to find the most generous selection of new homes throughout the year.

  3. Convenience – When you want to prioritize your family’s comfort

If you have school-age children, move at the end of a school term. You won’t have to needlessly disrupt their classes and the kids will have ample time to get to know the neighborhood and make new friends.

    When to buy: Summer
The summer months are the best time of year to move into a new home. It allows you and your kids time to adjust to your new surroundings, explore the ins and outs of the local community, and meet new people.

Be prepared to pay more for a home during this season, however. Competition is high this time of year, driving home prices higher compared to other seasons.
